Overview
The Post-Construction program tracks stormwater BMPs at completed development projects. After a construction site is finished, post-construction BMPs (bioswales, detention ponds, permeable pavement, etc.) must be inspected and maintained over the long term. This program manages that lifecycle.
Post-Construction features
When a site is assigned to the Post-Construction program, these features become available:
Inspections: Conduct BMP inspections using post-construction-specific templates.
Deficiencies: Track maintenance issues and BMP failures.
BMPs: Document BMP implementations and track effectiveness over time.
Training Log: Record maintenance training for property owners or staff.
Files: Upload maintenance records, O&M manuals, and as-built plans.
Precipitation Events: Track rainfall to assess BMP performance after storms.
Monitoring: Record water quality monitoring data at BMP sites.
Risk Assessment: Assess site risk levels.
Next Inspection Date: Schedule and track upcoming BMP inspections.
Post-Construction site fields
Post-Construction sites include:
Site Acreage: Total estimated acreage.
Impervious Area: Estimated impervious surface acreage.
Site Area Description
Regulatory Identifier: Permit or approval number.
Contact fields: On-site and administrative contacts.
Conducting a BMP inspection
Navigate to the Post-Construction program.
Click on the site.
Click New Report to start an inspection.
Select the appropriate inspection template.
Document the condition of each BMP, note any maintenance needs, vegetation health, structural integrity, etc.
Log any deficiencies found.
Click Publish when complete.
If the inspection template needed for BMPs is not configured on your account, it must be set up by the SwiftComply team. Contact our team at help@swiftcomply.com if the template you need is missing.
Tracking BMP maintenance
Open the site.
Navigate to the Site Map on the site.
For each BMP, update the effectiveness rating based on inspection findings.
If maintenance is needed, create a deficiency linked to the BMP implementation.
After maintenance is complete, resolve the deficiency with notes and photos.
FAQ
Q: How often should post-construction BMPs be inspected?
A: This depends on your permit requirements. Many municipalities require annual or semi-annual inspections. Use the Next Inspection Date feature to track schedules.
Q: What's the difference between Construction and Post-Construction?
A: Construction tracks active building sites with SWPPP compliance. Post-Construction tracks the permanent BMPs that remain after construction is complete, ongoing maintenance over the life of the development.
Q: Can property owners be required to maintain BMPs?
A: Yes. Many municipalities require property owners to maintain post-construction BMPs. Use deficiencies and enforcement cases to document and enforce maintenance requirements.
